Champion Real Estate to Build Seattle Student Community
Upon completion, the property will add 516 beds to the firm's portfolio.
Champion Real Estate Co. plans to develop Victory at the U, a 110-unit, 516-bed student housing community in Seattle. The developer recently acquired the 0.3-acre development site for $7.3 million, with Executive Vice President Dylan Simon of Kidder Mathews arranging the transaction.
Designed by Weber Thompson to achieve LEED Gold certification, Victory at the U will be a 21-story tower comprising a mix of townhomes and four-bedroom apartments. Interiors are set to feature vinyl plank flooring, quartz countertops and stainless steel appliances, as well as televisions and Sonos soundbars. Community amenities will include a community rooftop, recreation center, fitness center and study room, among others.

Located at 700 NE 45th St. in the University District, the community will be within half a mile of the University of Washington campus and less than half a mile of IMA Sports Field and Husky Track. Numerous retail options, including Target and Trader Joe’s, as well as dining venues, will be within walking distance of the community.
Currently, there are ten properties, totaling some 2,850 bedrooms, that serve the students at the University of Washington – Seattle campus, Yardi Matrix data shows. Five more student housing communities are under construction and will add more than 3,470 bedrooms to the existing inventory.
Champion Real Estate’s portfolio holds 15 properties and some 1,555 units in various stages of development, according to the same data provider. A few months ago, the firm acquired Campus Hill Apartments, a 715-bed property in Syracuse, N.Y., for $65 million.
