CBRE Facilitates Sale of Denver Community
The brokerage firm worked on behalf of the buyer in the acquisition of Ten Emerson, a 51-unit community in the Washington Park neighborhood.
CBRE has arranged the sale of Ten Emerson, a 51-unit property in Denver, for $14.6 million or $285,294 per unit. The firm’s Executive Vice Presidents Dan Woodward and David Potarf, Senior Vice President Matthew Barnett and First Vice President Kae Young represented the buyer, RedPeak Properties, in the transaction. In August, the team also brokered a $72 million off-market transaction in Brighton, Colo.
Situated at 10 N. Emerson St., the community is in Denver’s Washington Park neighborhood near major roads such as Interstate 25 and freeways 2, 87 and 287, just 2 miles from the city’s downtown. The property also offers convenient access to retail and recreational amenities, such as the Cherry Creek Shopping Center and the Denver Country Club.
Ten Emerson is a seven-story building constructed in 1968 on less than one acre and encompasses a mix of one- and two-bedroom units, averaging 1,003 square feet. Property amenities include controlled access, a heated indoor pool and a whirlpool, sauna, club room, recreation room, storage lockers and laundry facilities.
