CBRE Brokers Sale of Micro-Apartment Community
The firm worked on behalf of the buyer in the deal for the 24-unit Denver property.
CBRE has arranged the sale of Sloan’s Place, a 24-unit micro-apartment community in Denver. Highland Builders sold the building to Helios Properties, for $5.3 million. CBRE’s Robert Bratley represented the seller and Craig Branton with the firm’s Capital Markets, Debt & Structured Finance arranged $3.7 million Fannie Mae financing on behalf of the buyer, public records show.
Located at 1540 S. Sheridan Blvd. in the Sloan’s Lake neighborhood, the community is alongside Freeway 95, approximately 7 miles from downtown Denver. The development is also conveniently located across the street from bus lines 4 and 51. Additionally, the area offers many dining, entertainment and shopping options at retail centers such as King Soopers and Sheridan Shopping Center.
Sloan’s Place was completed in June 2019 and encompasses 20 studios and four one-bedroom units, averaging 439 square feet. The units feature stainless steel appliances, quartz countertops, washers and dryers, plank flooring, oversized windows and 10-foot ceilings.
In September, CBRE also brokered the sale of Ten Emerson, a 51-unit community in Denver’s Washington Park neighborhood.
