CareTrust Buys Dallas Skilled Nursing Community

CareTrust REIT has bought the 155-bed Ennis Care Center, a senior housing community in Ennis, Texas. Eduro Healthcare will operate the facility. This month, Eduro took over operations at nine CareTrust facilities. Their master lease with CareTrust was extended by 4 years in connection with the transaction.

CareTrust’s master lease with Eduro has a remaining initial term of approximately 12 years, with two 5-year renewal options and CPI-based annual rent escalators.

Ennis Care Center offers skilled nursing, life enrichment, rehabilitation and memory care. The community amenities include common areas, a beauty salon, restaurant-style dining, a large courtyard, two therapy gyms and private rooms with guest accommodations.

Located at 1200 S. Hall St., the community is some 37 miles south of downtown Dallas and less than 2 miles northeast of Lion Memorial Stadium. Bluebonnet Park is some 3 miles west of the property, while Ennis Municipal Airport is 4 miles northwest. A good number of retail, dining and entertainment options are available within a 2-mile radius.

Last August, CareTrust acquired two senior housing facilities totaling 241 beds in the Greater Austin area for $32.5 million. That purchase was financed through a $600 million unsecured revolving line of credit.
