Boston Greenlights 5 Projects
Located in four neighborhoods, the projects represent a $157 million investment.
Boston—The Boston Redevelopment Authority has given the green light to five projects featuring a multifamily component. Located in Allston, Brighton, Charleston and the South End, the projects represent an estimated $157 million investment and were among seven approved by the agency at its Sept. 15 board meeting.
Brighton Marine Health Center Inc. and WinnCompanies are developing a $40 million, 107,000-square-foot mixed income housing development on a 1.5-acre site in Brighton. Intended for use by military veterans, it will offer 102 apartments and 87 parking spaces, as well as a memorial honoring fallen soldiers who once lived in the Allston-Brighton neighborhood. In response to community comments, the developer recently modified the project’s lineup. Instead of 20 two-bedroom units and a single one-bedroom unit, the property will offer 11 three-bedroom apartments and 11 studios.
A $52 million, 141,000-square-foot development at 32 Cambridge Street in Charlestown will deliver 171 housing units as well as 2,500 square feet of ground-floor restaurant, retail and other commercial space. To make way for the project, planned by Berkeley Investments Inc., the Henry Sawyer Building will be leveled, the Graphic Arts Finishers Building will be renovated and a new building at 572 Rutherford Avenue will be constructed.
The renovated Graphic Arts Finishers Building will yield three stories of loft-style units to include studios and one-bedroom lofts. The Rutherford Avenue building will offer a mix of studios, one-, two- and three-bedroom units.
Situated near the Hamilton Co.’s longtime Brighton Avenue headquarters in Allston, the $45 million Packard Crossing project will deliver more than 100 residential units and total 147,438 square feet
According to information on the website of the project architect, Hacin + Associates, Packard Crossing will consist of a six-story building with more than 75 units on Brighton Avenue and a four-story, courtyard-style building with 35-plus units on Gardner Street.
Holland Development’s $16 million project in the South End, the Factory at 46 Wareham, will redevelop a former piano factory. The sponsor plans a six-story, mixed-use structure offering three levels of commercial space and 18 for-sale residential units, two of them artist live/work spaces.
A $4 million, 23,000-square-foot development called the 377 West First Street project will result in a five-story, mixed-use building to include nine market-rate condo residences in two-bedroom and three-bedroom configurations along with 361 square feet of professional office space. As well, the building will offer a total of 15 parking spaces, storage, trash repository and recycling. Construction will start in early 2017.
