Boston-Area Community Breaks Ground

Mill Creek Residential is developing Modera Marshfield, a 248-unit residential community in Marshfield, Mass.

Mill Creek Residential has broken ground on Modera Marshfield, a 248-unit luxury community in Marshfield, Mass. The milestone comes on the heels of a slew of construction launches for the multifamily development firm, which broke ground on communities in Florida and California earlier this week. CrossHarbor Capital Partners is developing the Marshfield community along with Mill Creek.

Modera Marshfield is located off Route 139, in a seaside town situated halfway between Boston and Cape Cod. The community will span 14 buildings and feature a mix of one-, two- and three-bedroom townhomes and flat-style apartments. Five local beaches and the Derby Street Shoppes retail center are located within a 15-minute drive from the community and the property offers direct access to Route 3. A commuter rail station is located in the nearby town of Scituate, while commuter boats are located nearby in the towns of Hingham and Hull.

Resident amenities at the property will include a swimming pool, fitness center, outdoor fireplace and kitchen, playground dog run and resident clubhouse. Apartment interiors will feature custom cabinetry, stainless steel appliances, wood-plank style flooring quartz countertops, walk-in closets and in-unit washers and dryers.

The property, expected to open in late 2020, marks the seventh community developed by Mill Creek in the Boston metro area. The construction launch comes at a time when multifamily in the Boston metro area is in high demand. According to a recent Yardi Matrix report, Boston’s multifamily market experienced a 3.8 percent jump in rent growth between June 2018 and 2019. The increase was attributed to demand for luxury rental units in core submarkets.
