Berkadia has brokered the sale and financing of Legacy Creekside, a 338-unit community in San Antonio, Texas. Senior Managing Director Ryan Epstein, together with Managing Director Michael Miller, Senior Director Will Caruth and Director Cody Courtney, negotiated on behalf of the seller, White-Conlee Builders. Managing Director Lucas Donahue arranged acquisition financing for the buyer, Univest Inc.
Situated on nearly 33 acres at 7210 Potranco Road, the community encompasses 12 two- and three-story buildings completed in 2018. Epstein said in a prepared statement that the new owner could use existing plans to develop up to 150 additional units on an adjacent 4.6-acre lot.
The National Green Building Standard (NGBS) Bronze-certified property has one- to three-bedroom floorplans averaging 828 square feet. Amenities include a swimming pool and outdoor cabanas, a fitness center, a resident lounge with an arcade and gourmet coffee bar and two dog parks with wash stations, as well as bicycle rentals and a bike repair station.
Legacy Creekside is located some 15 miles from downtown San Antonio near Interstate 410 and 1 mile from Ingram Park Mall, with South Texas Medical Center roughly 6 miles northeast.
In early September, a Berkadia team which included Epstein represented the seller of a 150-unit, partially affordable community in Houston. The 1970-built property is 5 miles from Texas Medical Center.
