Aptitude Development Sells Upstate New York Student Apartments
The 385-bed community, built in 2018, is north of Syracuse University and close to two other colleges.
Syracuse University has acquired The Marshall, a 385-bed student housing property in Syracuse, N.Y., from Aptitude Development.
Built in 2018 on the site of a dated strip mall, the property is at 727 S. Crouse Ave., adjacent to Syracuse University. The seven-story asset features a mix of studio, one-, two- and four-bedroom units, with retail at the ground floor. Community amenities include a fitness center, business center and clubhouse.
Situated just north of Syracuse University near Interstate 81, the community is also close to Upstate Medical University and SUNY College of Environmental Science and Forestry. The Marshall Street retail corridor is one block south.
The disposition of The Marshall comes five years after Aptitude Development sold another area property, UPoint, to American Campus Communities. Outside the region, the company broke ground on another The Marshall-branded project near the University of Alabama late last year.
Aptitude began as a developer in Syracuse and today has multiple projects underway near the University of Louisville, Coastal Carolina University and the University of Arkansas.
