New York–New York’s rental market is rebounding well. Rental prices are up again this month— .72 percent in month-to-month comparisons and 3.62 percent year-over-year, according The Real Estate Group of New York’s latest study.
It is in this market that luxury rental communities like Ohm in Chelsea are making a slow comeback to the country’s largest apartment market. Ohm is located at 312 11th Avenue, just one block from the green expanse of the soon-to-open Hudson River Park.
Featuring 288 apartments, “Ohm is bringing a new level of excitement that hasn’t been seen before in a luxury residential building in West Chelsea,” says Jeffrey Levine, chairman of Douglaston Development, which is developing the building. “Not only are we offering renters some of the most dynamic living spaces with spectacular river and city views and such services as tailoring and personal chefs at their fingertips, but also a huge amenity package.”
Designed by Stephen B. Jacobs, with interiors by Andi Pepper, the 34-story Ohm includes studios to three-bedroom apartments, each featuring open kitchens, hardwood floors, floor-to-ceiling corner windows and in-home safes. Select homes feature terraces and/or a washer/dryer. Additionally, every unit comes with several eco-conscious features including filtered water, Energy Star appliances, and double-pane windows for U.V. protection.
The building also has a 5,100-square-foot landscaped sky deck complete with green roof and lounge chairs, approximately 5,000 square feet of street-level retail space and parking located on two levels.
There is an amenity space on the second floor, which includes a 3,400-square-foot lounge with fireplace, billiard and card tables, large screen TV and indoor shuffleboard with an adjacent 4,400-square-foot outdoor patio; two-story gym; and video arcade featuring classic game machines, foosball, table hockey and pinball. In addition, there is free Wi-Fi in all common areas; bicycle storage; an on-site ATM, an Ohm shuttle bus service to and from Penn Station and Zipcars onsite.
