AMLI Wraps No. 3 at Austin’s Mueller Park

The new apartment community is near the city’s downtown, as well as the University of Texas’ main campus.

AMLI Residential has completed all phases of AMLI Branch Park, its third luxury apartment community at the Mueller mixed-use community in Austin, Texas. The large master-planned development is a New Urbanist redevelopment of the onetime Robert Mueller Municipal Airport. The master-planned east-central Austin village is situated three miles from downtown Austin, approximately two miles from the University of Texas at Austin.

“Being part of a master-planned community, you always face ongoing challenges developing within what is basically a small city,” Joseph Bruce, senior vice president with AMLI Development Company, told Multi-Housing News. “Within the community are office, retail, single-family and condominium residential and hospitality.”

“There’s already infrastructure there and we basically take three- to five-acre sites and try to find the density to ensure development makes sense for us,” said Bruce. “Development inherently has to be mixed-use. There are challenges for us in terms of residents already living in the community being near the ongoing construction.”

AMLI Branch Park is a 406-unit community at 1911 Philomena Street offering studio, and one- and two-bedroom apartments, as well as two-story units. Features and finishes include wood-style flooring, large windows, soft-close kitchen cabinetry and under-cabinet lighting. Among the common area amenities at AMLI Branch Park are two pools with community and private cabanas.

The more than 20,000 square feet of retail space on the ground floor of AMLI Branch Park will be filled with stores, restaurants, beauty purveyors and other businesses. The first establishment to open will be Chuy’s Tex-Mex, starting operation in spring. It will be followed by a Hopdoddy Burger Bar and an Honest Mary’s. Modern Animal, a veterinary clinic, is scheduled to be unveiled near the end of this year. AMLI Branch Park is LEED Platinum certified and has a 15 percent affordable component.

Last month, Northland Living announced plans to build Luminary, a condominium development that will be among the tallest structures in downtown Austin.
