AMCAL, LifeSteps Complete LA Affordable Senior Housing

Los Angeles—AMCAL Multi-Housing and the nonprofit LifeSteps have completed Broadway Villas, an affordable senior housing development at 9413 S. Spring St. in the south LA neighborhood of Watts. This is their 17th project in Los Angeles and the fifth in the south LA area.

Featuring a total of 49 units, Broadway Villas is a Craftsman-style development designed by Van Tilburg, Banvard & Soderbergh, offering 40 one-bedroom units and nine two-bedroom apartments with balconies. Each apartment includes an oven, stove, garbage disposal, dishwasher and refrigerator. Broadway Villas includes washers and dryers on each of its three floors for residents’ use.

Common amenities include a community room, a barbecue area, walkways and seating areas. The community room features a large space for educational and social service programs, such as computer training, job skills training, ESL and health and nutrition classes, which will be provided by LifeSteps.

Broadway Villas features Energy Star-rated appliances. The property also exceeds California’s Energy Efficient Standards for Residential and Nonresidential Buildings by 15 percent, resulting in a LEED Gold certification. In addition, AMCAL used the Carpet and Rug Institute’s Green Label low-VOC carpet, pad and adhesive, which help to reduce VOCs and emissions.

Included in the property are 16 units for formerly homeless seniors and seniors who have complex physical and behavior conditions, with operating subsidies funded by County of Los Angeles Department of Health. LA County is also providing funding for LifeSteps to provide intensive services to these residents.

Broadway Villas was financed with equity from Enterprise Community Investment, and construction and permanent loans from U.S. Bank. Funding was also provided by the Los Angeles Housing and Community Investment Department and a State of California Housing and Community Development-Infill Infrastructure grant.
