Alphil Sells 128 Age-Restricted Units in Houston Area

Built in the '80s, Deer Springs includes nine buildings.

Alphil Investments has sold Deer Springs Apartments, a 128-unit value-add senior housing community in Humble, Texas. Colliers brokered the transaction for the seller.

The 1984-built property encompasses one- and two-bedroom floorplans ranging between 550 and 980 square feet, across nine buildings. Apartments feature private patios and balconies, with select units containing cathedral ceilings, as well as wood-burning fireplaces. Community amenities include a hot tub, a swimming pool and daily social activities.

Located at 98 Isaacks Road, the community is some 3 miles from Interstate 69 and about 5 miles from George Bush Intercontinental Airport. The Humble Civic Center, where seniors can engage in health and fitness, classes and activities, luncheons, as well as bus trips and outings, is also roughly 1 mile away.

Colliers Senior Managing Directors of Multifamily Investments Chip Nash and Bob Heard, alongside Senior Executive Vice President Kitty Wallace and Senior Associate Jaleel Adatia represented Alphil Investments.

Greater Houston has almost 27,000 units in age-restricted communities of more than 50 units, according to Yardi Matrix, with an additional pipeline north of 1,600 units.
