Abodez Acorn Develops TOD in Cambridge
Park 77, a 93-unit community in the Alewife neighborhood, will include a dog-grooming station, underground parking and bicycle storage.
Abodez Acorn New Street LLC is developing Park 77, a 93-unit transit-oriented apartment building in the Alewife neighborhood of Cambridge, Mass.
Nauset Construction is constructing the building, which was designed by Piatt Associates.
“The main appeal of this development is its convenient, transit-oriented location, combined with its host of desirable features and amenities tailored toward families and their pets,” Phil Terzis of Abodez Acorn New Street LLC, told MHN. “Park 77 exemplifies the type of communities we develop: urban, transit oriented, amenity-rich multifamily housing in the metropolitan Boston marketplace.”
The four-story, 96,000 square foot building will consist of a mix of studio and one-, two- and three-bedroom units, with 14 three-bedroom units aimed at families. Units will come with a combination of tile and plank flooring, quartz countertops and white finish cabinetry.
Amenities include a lobby lounge with a see-through gas fireplace, a fitness center, a terrace with built-in gas barbeque, a café with a full kitchen, a multimedia room with surround-sound, a meeting room and a top floor sky lounge with a pool table. The pet-friendly building will also boast a free dog washing and grooming station.
Park 77 will also include underground parking, electrical charging stations free auto vacuum and bicycle storage.
“There is a growing demand for housing in the City of Cambridge, a situation that will only intensify as the massive amount of surrounding commercial development now underway is completed,” Terzis said. “The lack of buildable land is one of the major impediments to creating enough multifamily housing to meet the demand. Park 77 will help alleviate this housing shortage as well as the limited supply of family-oriented communities that are also pet-friendly.”
Convenient Location
Park 77 will be built at the former home of J &C Adams Company, a window and door manufacturing and warehouse facility. The site is adjacent to Park 87, a 54-unit apartment community developed three years ago.
“It is conveniently located near prime shopping, dining and outdoor recreation venues, including the 50-acre Danehy Park recreational facility, and within a short walking distance to Fresh Pond Reservation and the Fresh Pond Shopping Center,” Terzis said.
It’s also within walking distance to Alewife Station on the Red Line.
Nauset Construction has done a lot of work in the area, including constructing the six-story, 40-unit Temple Place Apartments, a low- and moderate- income community developed by the Cambridge Housing Authority (CHA) in 2016.
In addition to Park 77, Nauset has four other projects currently being built in Cambridge.
Construction on the new building is expected to be finished in the summer of 2019.
