Muirfield Breaks Ground on Orlando-Area Opportunity Zone Development

It's the developer's second project in the region.

Muirfield Development has started construction on Gateway Osceola, a 252-unit multifamily community in Osceola County, Fla., in the Kissimmee area. Completion of the Greater Orlando community is slated for summer 2028.

The four-story development is being built on about 12 acres, and will offer a mix of one-, two- and three-bedroom units. Apartments will feature quartz countertops, stainless steel appliances and soft-close 0cabinetry, along with private garages.

Common-area amenities will include a clubhouse with a coworking space, a sunken lounge and music room, a pool with cabanas and a standalone fitness center. There will be a dog park and a walking trail around the property’s lake.

The project’s long-term financing is through the HUD 221(d)(4) program, and was arranged by Greystone. The site is located in a Qualified Opportunity Zone.

Orlando sees strong development

Metro Orlando multifamily is showing signs of improvement after nearly a year of negative or flat rent movement, with the average advertised asking rent up 0.2 percent on a trailing three-month basis as of May, according to Yardi Matrix data. That is only 10 basis points short of the national increase.

Development is in higher gear, with 3,792 units opening, or 1.3 percent of existing stock, in the area in 2026 through May. That was almost double the U.S. rate of completions.

Recently completed Orlando assets are finding their place in the market. In September, D.R. Horton sold Waterleigh Village, a 280-unit multifamily community at 16200 Ascend Village Lane in Winter Garden, Fla., for $64 million, according to Yardi Matrix. Millburn & Co. acquired the asset.
