BAM Capital Enters the Southeast With 334-Unit Buy
The company made the purchase through its fifth multifamily growth fund.

BAM Capital has acquired The Marling at Town Creek, a 334-unit community in Leland, N.C., for approximately $57.7 million, according to Brunswick County public records. D.R. Horton previously owned the property, Yardi Matrix shows.
This acquisition represents BAM Capital’s entry into the Southeast market. According to BAM Capital, the property was acquired at an estimated 17.4 percent discount to replacement cost. The company used its BAM Multifamily Growth Fund V for the acquisition.
Ivan Barratt, founder & CEO of The BAM Cos., said in prepared remarks that the company has been evaluating opportunities in North Carolina for more than five years.
Previously, the community was known as Ascend Brunswick Village, according to Yardi Matrix. Floorplans range from one- to three-bedroom layouts with an average size of 967 square feet. Each apartment has in-unit laundry, stainless steel appliances and air conditioning.

Completed in 2024, The Marling at Town Creek sits on approximately 24 acres and has amenities including a swimming pool, bark parks, a fitness center and a coworking space. In August, Yardi Matrix showed the community as 82 percent occupied. Greystar manages the property.
Located at 3100 Ascend Loop, The Marling is near Ocean Highway E., which provides access to Interstate 140. The property is 12 miles west of Wilmington, N.C. The Villages at Brunswick Forest is nearby, while Wilmington International Airport is 12.5 miles away.
BAM expands Fund V portfolio
BAM has purchased multiple multifamily assets through its BAM Multifamily Growth Fund V. BAM made the first acquisition through in October 2025 with its purchase of Hayden Flats, a 298-unit apartment community located in Bloomington, Ind. CRG Residential sold the property.
In neighboring Wilmington, Blackstone’s multifamily arm, LivCor, sold The Helmsman last October. Portsmouth Real Estate Partners purchased the 262-unit asset purchased for $71.9 million.
