Tishman Speyer Enters Charlotte With $76M Deal
The acquisition closed through the company's TS Plus investment fund.

Tishman Speyer has purchased Berkshire Dilworth, a 296-unit luxury multifamily property in Charlotte, N.C. The asset traded for $76.3 million, according to Mecklenburg County public records.
The transaction is the company’s first acquisition in Charlotte and its second in North Carolina.
Berkshire Residential sold the six-story building. Newmark worked on behalf of the seller.
The buyer completed the acquisition through its TS Plus fund, which has raised $973 million and targets core-plus investments in high-growth markets. The transaction marks the fund’s seventh investment since its launch.

Completed in 2016, Berkshire Dilworth is at 1351 E. Morehead St. Occupying 2 acres, the community is between West Midtown and the historic Dilworth neighborhood, close to Interstate 277, the city’s downtown and South End, in an area with multiple dining spots along East Boulevard. Additionally, it is next to Little Sugar Creek Greenway, a regional trail system connecting Uptown Charlotte with neighborhoods across Mecklenburg County. The city’s international airport is 7 miles away.
Berkshire Dilworth is 97 percent occupied. The unit mix includes studios and one- to three-bedroom floorplans with an average size of 856 square feet. The building also includes a penthouse collection. Interiors feature plank flooring, kitchens with custom cabinetry and islands, bathrooms with soaking tubs and walk-in showers, washers and dryers, walk-in closets and private terraces.
Interior amenities at Berkshire Dilworth comprise a 24-hour fitness center, a yoga studio, a resident lounge, coworking spaces, a clubhouse and a rooftop lounge with a fireplace. Outdoor offerings include a swimming pool, a sundeck and a terrace lounge. The community also includes a pet spa, EV charging stations, 395 parking spots and 3,000 square feet of street-level retail.
Tishman Speyer is planning to upgrade the property’s amenities and exterior, along with select apartment improvements.

Charlotte’s multifamily development growth
Recent investment activity adds to Charlotte’s active multifamily construction pipeline. At the end of the first quarter of 2026, developers had 24,927 units underway across the metro, while another 96,000 units were in the planning and permitting stages, according to a recent Yardi Matrix report. More than three quarters of that total were in the upscale segment.
Berkshire Dilworth is adjacent to Atrium Health’s Carolinas Medical Center, currently undergoing an $893 million expansion, and close to The Pearl Innovation District, a $1.5 billion campus representing the first medical innovation district in the city.
Earlier this week, AEW Capital Management and GMH Communities launched the first residential project within The Pearl Innovation District. The duo secured the development site for ANOVA The Pearl, a 382-unit luxury project slated for delivery in 2028. A $114.2 million construction loan is behind the development.
