$53M Earmarked for Bronx Senior Housing Renovations
A joint venture is refinancing Fort Schuyler House, a 138-unit development. Plans call for $15.5 million in capital repairs, and the property will preserve affordability for its residents.

The Fort Schuyler Housing Development Company, along with Smith & Henzy Advisory Group Inc., MDG Design + Construction LLC, Concord Management of New York, and other partners will renovate and refinance Fort Schuyler House, a 138-unit affordable senior housing development in the New York borough of the Bronx.
As part of the $52.7 million project, $15.5 million will be utilized for capital repairs, and the property will preserve affordability for its residents.
“We are excited to continue the original mission of Fort Schuyler House: to provide affordable living opportunities to seniors, an underserved population when it comes to affordable housing,” Michael T. Rooney, Sr., MDG Design + Construction’s principal, said. “With our dedicated partners, we will not only revitalize the units and building, but extend Fort Schuyler House’s affordability so that residents can continue to age in place in quality housing.”
The eight-story senior housing building is located at 3077 Cross Bronx Expressway in the Bronx’ Throgs Neck neighborhood. The property currently consists of 118 studio units, 20 one-bedroom units and one two-bedroom unit.
Renovations will include new flooring; new electrical risers and CB panels; new emergency pull cords; and the addition of energy-saving appliances, radiator control valves, bath and kitchen fixtures, and LED lighting in the apartments. There will also be a conversion of antiquated Dwyer units to fully functioning kitchens.
Additionally, upgrades will be made to the shared spaces, such as adding new security and energy efficiency measures, building a newly renovated auditorium; and adding a new lounge. There will also be extensive landscaping improvements.
More Than Four Decades of Help
Originally built in 1973, and founded by Reverend Howard Weaving, the Fort Schuyler House was designed to provide safe, secure, independent living opportunities for seniors ages 62 and over.
“Fort Schuyler House has made possible a legacy of comfortable, affordable housing for low-income, independent seniors for the last 40 years,” John Murphy, Fort Schuyler Housing Development Company’s executive director, said. “The refinancing and renovations presently being made through the first-rate expertise of Smith & Henzy and MDG will enable Reverend Weaving’s vision to continue on for the long term.”
All renovations will be completed while residents remain in their homes to minimize the disturbance to residents. Fort Schuyler Housing Development Company remains the managing member and general partner of the property.
