At NMHC’s OPTECH Conference & Exposition in Las Vegas, more than 100 exhibitors gathered in Mandalay Bay’s South Pacific Ballroom to showcase the latest in today’s multifamily technology. Below are four products looking to change the industry, from design to home automation.

When it comes to closing a sale or securing a lease, staged apartments perform better than a bare-bones property. Nowadays, buyers or renters need inspiration to envision design possibilities within a space, that is where roOomy comes in. The company offers virtual staging to help showcase a property, whether leasing or selling. Multiple designs can be created to showcase different rooms and staging ideas for those interested in the unit. A user will select styles for the listing, work with roOomy interior designers to customize each room, who then submit proofs that will be turned into high-resolution renderings of the space. Those renderings, in addition to the roOomy app and 3D web viewer that be be embedded into a property site, will offer prospective residents a chance to envision their potential living space. The company also allows the buyer or renter access to the roOomy app, where they can purchase the virtual furniture that was used to showcase the space. 



Leonardo247 performance management

The Leonardo247 performance management software combines a company’s policies and procedures with a database of best practices, in order to create a central source for property managers to take care of everyday important tasks that might get swept under the rug. Some of the everyday Leonardo247 features include automated best practices, paperless inspections and checklists, document management, municipal code compliance, unit turns and workflows and dashboards and reporting. Operators can track all properties at once and customize options to have the correct data for those properties, such as codes and weather. They can also be alerted to how these properties are performing and compare each of them, analyzing what aspects of management need more attention that others. Tasks can be assigned to specific employees and their progress can be monitored as well to ensure that the checklists are being adhered to in a timely manner.

The Luxer One package lockers offer a multifamily community convenience, security and variety when it comes to package handling and storage. With a variety of sizes available, the lockers can be made custom to fit any space and any number of units for a given building. The company offers five different package units to choose from that can be mixed and matched to create the ideal storage space. With an average package delivery time of 10 to 15 seconds using Luxer One, the process of getting deliveries is quite simple. A carrier enters the storage space, puts in the name or apartment number of the person whose package is being dropped off, selects a unit size, places the package inside the section and closes the door. Residents of the community will receive a specific code that connects to whichever unit the package is in, then they can pick up the delivery from the space whenever convenient to them. Luxer One now also offers the Luxer Fridge, a refrigerator integrated with the same technology used in the locker system. 


IOTAS smart home technology

IOTAS smart home technology is designed specifically for the multifamily industry, providing multiple uses for both residents and operators. The product features the IOTAS hub, smart switches, smart outlets, door sensors, motion sensors and smart thermostats, as well as the capability of third party integration, such as programming with existing door locks, ceiling fans, garages and voice controlled technology like Alexa or Amazon Echo. The product provides control of all vacant unit lights, outlets and thermostats from the push of a button and gives operators insight into the building. The app allows for a smooth move-in/move-out process for the renter, having everything previously set up beforehand. The product also helps to decrease costs by monitoring if a sensor needs to be replaced and working with residents directly so the property manager doesn’t have to get involved each time. The company also collects data to learn about resident technology habits and energy savings per unit.
