2025 REIT Dividend Yields

As of Dec. 17, 2025 publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.97 percent.
The 10-Year T-Note outperformed the U.S. equity REITs sector by 0.19 basis points and the self storage REIT sector by 1.86 basis points, with a 4.16 percent average dividend yield while self storage had 4.14 percent. The apartments REIT sector logged dividend yield of 3.79 percent.
On the other end of the spectrum, the manufactured homes REIT sector logged a 3.29 percent yield, while health care had the lowest at 3.25 percent.

As of Sept. 5, publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.88 percent.
Health care REITs recorded a one-year average dividend yield of 3.40 percent.
The 10-Year T-Note outperformed U.S. equity REITs by 0.43 basis points and outperformed self storage REITs by 42.51 basis points, with 3.89 percent average dividend yield. Apartment REITs logged dividend yield of 3.57 percent.
Meanwhile, manufactured homes REITs logged the lowest average dividend yield at 3.13 percent.

As of July 4, publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.86 percent.
The Self storage REIT sector had a one-year average dividend yield of 3.79 percent followed by the health care REIT sector, with 3.52 percent.
The 10-Year T-Note outperformed the U.S. equity REITs sector by 0.37 basis points and 40.29 basis points. The apartments REIT sector logged a dividend yield of 3.49 percent.
On the other end of the spectrum, the manufactured homes REIT sector logged the lowest average dividend yield at 3.04 percent.

As of April 7, publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.91 percent.
The health-care REIT sector recorded a one-year average dividend yield of 3.54 percent.
The 10-Year T-Note outperformed the U.S. equity REITs sector by 0.26 percentage points. The self-storage sector had 3.88 percent average dividend yield. Apartment REITs logged a dividend yield of 3.52.
The manufactured homes REIT sector logged the lowest average dividend yield at 3.01 percent.
