2025 Multifamily REIT Results

S&P’s latest report on the sector’s performance.

As of Oct. 3, publicly traded U.S. equity REITs had an average 2025Q3 AFFO payout ratio estimate of 74.3 percent.

Among the sectors displayed in the chart, self storage REITs had the highest average AFFO payout ratio estimate for the third quarter of 2025, at 87.8 percent. The multifamily and manufactured home sectors followed at 74.5 percent and 74.3 percent, respectively.

On the other end of the spectrum, healthcare had a 74.1 percent average AFFO payout ratio estimate for the third quarter of 2025.

Among the sectors displayed in the chart, self-storage REITs had the highest average AFFO payout ratio estimate for the first quarter of 2024, at 94.3 percent. The manufactured home and health-care sectors followed at 86.4 percent and 80.8 percent, respectively.

On the other end of the spectrum, multifamily had a 74.3 percent average AFFO payout ratio estimate for the first quarter of 2025.
