Record-Breaking Year for Multifamily
The multifamily sector had a year of unexpectedly exceptional performance in 2021. National occupancy rates hit record highs–up to 96 percent in the second half of the year—and rents climbed 13.5 percent, according to Yardi Matrix data. Property values continued to rise while mortgage rates were at historical lows, making the multifamily market a hotbed of investment activity.
Multifamily sales volume reached record levels in 2021 at $166 billion, a 55 percent increase from 2020. Fourth-quarter sales topped the charts at $65 billion, over three times the sales in the first quarter of 2019, proving that multifamily sales have more than recovered from pandemic lows.
Our 2021 Most Powerful Brokerage Firms ranking highlights the firms that were behind the lion’s share of those sales transactions. These firms showed a monumental combined annual sales volume of more than $951 billion across all property types.
CBRE retained its longstanding top position in this year’s overall ranking, with total investment sales volume for 2021, more than doubling 2020 sales at $389 billion, a 53 percent increase from 2020. Cushman & Wakefield and Newmark round out the top three for the second year in a row, with a respective $160 billion and $131 billion in 2021 sales volumes. Both firms experienced a 45 percent increase in sales in 2021.
Of those companies surveyed, the largest percentage of investment sales volume occurred in the multifamily sector, followed by industrial, retail and office. Sales volumes across asset types increased by an average of 49 percent.

We used a weighted formula, considering various factors including a firm’s performance in 2021 and previous years, investment sales volume and other details. The ranking represents what we feel is a logical balance between firm growth and market share. Ranking factors are not limited to the data that appear on this page.
