Holland Partners’ Line 28 in Denver’s LoHi Neighborhood Melds the City’s Streetcar History with Edgy Interiors

The Mile High City is known for its beautiful Rocky Mountain views, its pedestrian- and bike-friendly streets, and easy access to outdoor activities like hiking and snowboarding. But you don’t have to be athletic or an outdoor enthusiast to put down roots in Denver. Foodies and beer connoisseurs are also attracted to this city where restaurateurs have access to fresh, local ingredients. And many of Colorado’s highest-ranked microbreweries—the state has 140 of them—are in Denver.
Millennials are also attracted to the Mile High City. Many come to this college town as students (Denver has at least 32 colleges) and thanks to a healthy job market are able to stay much longer. As a result Denver is in the midst of a building boom that’s yielding a crop of interesting new apartment communities. Many are transit-oriented and this trend will continue as area residents enjoy the newly refurbished services and amenities at Denver’s historic Union Station which re-opened in July.
Holland Partner Group’s apartment community “Line 28 at LoHi” is located in Denver’s Lower Highlands neighborhood on the northern edge of downtown on the north side of I-25. One of Denver’s most popular emerging neighborhoods, LoHi is a walkable community with easy access via the 16th Avenue pedestrian bridge to downtown Denver. The project—which is a four- and five-story wood frame over podium with 130 apartment units— opened in early 2013.
Denver has a long history of transit oriented development. In 1905 a variety of streetcar routes were available throughout the Highlands neighborhood as part of the Denver Tramway Company. In fact, no location in the neighborhood was more than three blocks from one of the trolley routes. Trolley Line #28 ran across the Platte River and north into what was called North Denver, just a few blocks from the Holland Partner Group’s Line 28 at LoHi which was named after the streetcar line number that once passed right by the parcel where this apartment community is now located.
