Sugarcreek Township, Ohio trustees unanimously approved the construction of The Grand of Sugarcreek and Rollandia Greene, a 242-unit luxury senior living and a 276-unit multifamily community, respectively, in the southeastern part of Dayton, Ohio. The $60 million project is being developed by Guttman Properties.
“The project financing is being provided by Wes Banco, MainSource Bank and Old National Bank,” Ian Guttman, CEO of Guttman Properties, told Multi-Housing News.
The property is located at 4990 Wilmington Pike in Dayton and is currently part of the 42-acre Rollandria Golf Course. First to be built, the senior component will be constructed on 16 acres, with groundbreaking scheduled in the third quarter of 2018 and completion in winter 2019.
The Grand of Sugarcreek, developed by a joint venture of Guttman Properties and Civitas Senior Living LLC, will feature 121 independent living, 82 assisted living and 16 memory care units, along with 22 cottages. Ph7 Architects is the designer and DMK Development Group is the contractor. The community will include resort-style amenities, such as:
- private residences
- swimming pool
- chef-prepared meals
- 24-hour professional care
- activity planning
- medication management
- landscaped garden
“The Grand will include multiple dining venues, spa/exercise facilities, indoor swimming pool plus multi-use spaces for lectures and functions for the residents. In addition, there plans include several outdoor open spaces and walking paths,” Guttman added.
Located on 26 acres, Rollandia Greene will shortly follow, providing 252 multifamily units and 24 townhomes. The property will feature a furnished Clubhouse with resident lounge, health-club quality exercise facility, resort-style swimming pool, walking paths, playground and dog park.
