2025 REIT Dividend Yields

As of March 14, publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.91 percent.
The health care REIT sector recorded a one-year average dividend yield of 3.90 percent.
The 10-Year T-Note outperformed the U.S. equity REITs sector by 0.37 basis points and the self storage REIT sector by 36.79 basis points, with a 3.82 percent average dividend yield. The apartments REIT sector logged dividend yield of 3.51 percent.
On the other end of the spectrum, the manufactured homes REIT sector logged the lowest average dividend yield at 3.02 percent.
