2024 Multifamily REIT Trading Trends

As of March 13, 2024 publicly traded U.S. equity REITs posted a one-year average dividend yield of 4.15 percent.

The health care REIT sector recorded the highest one-year average dividend yield among this group, at 4.95 percent, outperforming the broader Dow Jones Equity All REIT Index by 0.81 percentage points. The self storage sector followed with 4.35 percent.

The 10-Year T-Note outperformed the Apartments REIT sector by 25.04 basis points. The apartments REIT sector logged dividend yield of 3.79 percent.

On the other end of the spectrum, the manufactured homes REIT sector logged the lowest average dividend yield at 2.93%.
