New York–163 Washington Avenue, in the Brooklyn neighborhood of Clinton Hill, has changed hands, and the new owners, 163 Washington Avenue L.L.C., have begun the marketing effort for the property. Construction is complete and the building is available for immediate occupancy. Brooklyn specialist is spearheading the effort to rent the apartments.

Designed by Montreal architect Karl Fischer, 163 Washington Avenue includes 49 units in a 16-story glass tower, 47 of which feature private terrace or balcony space. Monthly rents begin at $1,850 for studios, $2,500 for one-bedroom units, $3,300 for two-bedroom units and $4,800 for penthouse residences.

Interiors feature solid ash flooring throughout, floor-to-ceiling windows, and wiring for phone, cable and data. The units’ open kitchens are accented by American walnut cabinetry with Blizzard Ceasarstone counters and backsplash, and come with a variety of name-brand appliances, such as Liebherr refrigerators, Jenair dishwashers, and Fagor cooktops, ovens and hoods. The bathrooms likewise sport name-brand fixtures.

Common amenities at 163 Washington Avenue include a second-floor, 5,000 square-foot outdoor rooftop terrace with landscaped open space and outdoor loungers, a fitness center with adjacent “Zen yoga garden,” and options for individual storage units and on-property parking. The building will also offer a part-time doorman.
