Two New Mixed-Use Developments Proposed for the Delaware River Waterfront

The Philadelphia City Planning Commission received a proposal calling for a four-tower residential and retail complex at the former World Trade Center site, according to PlanPhilly.com. Reportedly, one of the towers would rise 426 feet, two of them would climb 227 feet, and the smallest would rise just a bit above 200 feet.
Given the fact that current zoning regulations do not allow for heights over 100 feet for the Delaware River waterfront, developer Waterfront Renaissance Associates (WRA), a Pennsylvania Limited Partnership that owns the site, is hoping to convince the commission to grant an exception regarding the development’s height limits. While the final decision is yet to be made, the developer’s strongest argument is that building a high-density residential and retail complex in the area would trigger further development projects and boot economic growth in the area.
Dubbed Renaissance Plaza and designed by architecture firm Alesker & Dundon, LLC, the complex would feature 1,458 apartment units and more than 90,000 square feet of retail space, a green roof with swimming pools, 7,600 square feet of public open space and green areas available for all city dwellers, not for complex residents exclusively.
In other residential real estate news, CBS Philadelphia reports that developer Louis Cicalese is seeking approval for a two-tower apartment building complex at Piers 34 and 35. Three women were killed at Pier 34, twelve years ago, when a nightclub built at the end of the pier collapsed into the water. Cicalese’s new project calls for 209 rental units, first-floor retail and lobby amenities and a two-story parking garage on the second floor. According to the source, the planning commission has requested several changes that would enhance the retail experience along Delaware Avenue. A decision is estimated for next month, after the commission has reviewed the revised plans.
