Tribeca’s Tallest Building Ever Being Developed

New York—Alexico Group LLC and Hines, in partnership with Dune Real Estate Partners LP and funds managed by Goldman Sachs, is developing 56 Leonard, which at 830-feet high will be the tallest building ever built in New York City’s popular Tribeca neighborhood.
Located at the intersection of Church Street and Leonard Street in Tribeca’s Historic District, 56 Leonard will stand 60 stories and offer 145 residences, each with their own unique floor plan and private outdoor space.
The building was conceived by Pritzker Prize-winning architects Herzog & de Meuron of Basel, Switzerland. From the dramatic lobby with 18-foot ceilings and custom-designed pieces by Herzog & de Meuron, residents board one of six elevators with bespoke interiors to reach their homes.
“This iconic tower will be a sculpture in the Manhattan skyline,” Izak Senbahar, Alexico Group’s president, says. “We are excited to be able to add this future landmark to the landscape of the city and create 145 unique residences in Tribeca.”
The residences will consist of two to five bedrooms and range in size from 1,400 square feet to 6,400 square feet, with all details custom designed by Herzog & de Meuron. The homes connect residents to the skyline with cantilevered balconies, while offering glass window walls that reveal panoramas of the cityscape, water, bridges and beyond.
The building will offer 10 penthouses, comprised of eight full-floor homes and two half-floor homes with 14-foot high window walls, views and expanses of outdoor spaces, wood-burning fireplaces and private elevator landings.
The 17,000-square foot space on the ninth and 10th floors will include a 75-foot infinity pool with an adjoining landscaped outdoor sundeck and hot tub overlooking the Hudson River; Leonard fitness center with yoga studio, steam room and treatment room; library lounge; indoor/outdoor theater; private dining salon; catering kitchen; conference center; and Tribeca Tot Room children’s play area.
According to Kelly Kennedy Mack, president of Corcoran Sunshine Marketing Group, exclusive sales and marketing firm for the development, 56 Leonard’s initial offering booked over $450 million in sales, and 50 percent of the residences were sold.
The full-service building will offer a resident manager, 24-hour concierge and doorman, as well as an indoor garage accessible from the lobby.
