Trammell Crow Company Breaks Ground on Mixed-Use Development in Chicago North Shore Submarket

Glenview, Ill.—Trammell Crow Company, through its wholly owned subsidiary High Street ResidentialSM, has begun construction on Midtown Square, a four-story, mixed-use development in Glenview, Ill.
Midtown Square will be comprised of 138 Class A luxury apartment units and approximately 9,000 square feet of first floor retail space, including a drive-thru. It will feature 215,000 square feet and is located on approximately 2.7 acres in Downtown Glenview.
“The property is located approximately 19 miles from downtown Chicago in the North Shore submarket—a high household income, high barriers to entry village just north of the city,” John Carlson, senior associate with TCC’s Chicago Business Unit, tells MHN. “Many of our prospect tenants will commute daily to the Chicago CBD via the Metra, the employment centers of Evanston and the bulk of office space located further north. Furthermore, the Glenview Station is located two blocks from Midtown Square and serves both Metra and Amtrak train lines.”
Unit features will include balconies or patios, granite counter tops, 9-foot ceilings and large cabinets. Community amenities will include a sun deck, clubroom, dog wash station, business center, bicycle storage, concierge station, access control entryways, heated parking and a fitness center that houses strength training and cardiovascular equipment.
“The site is urban in nature but located in the quaint downtown village of Glenview,” Carlson says. “The design includes a built-over-time aesthetic playing off the urban downtown setting.”
Trammell Crow Company acquired the site in May of this year and began demolition in July. The project is scheduled to be completed in the fall of 2014.
According to Carlson, Midtown Square fits within the company’s core investment thesis for multi-family development, as it typically pursues well-located sites from an access, demographic and high barriers to entry standpoint.
FitzGerald Associates Architects is as the lead architect and McShane Construction is the general contractor.
