Martin Fein Interests Ltd. has Three Rental Properties Under Way on One Site

Work is under way simultaneously on three interrelated multifamily projects on about 10 acres in Houston.

Houston—Work is under way simultaneously on three interrelated multifamily projects on about 10 acres in Houston. Martin Fein Interests Ltd., a locally based multifamily specialist, is developing the properties, which will include 514 apartment units and 38 rental townhouses that are all slated for occupancy in the fall of 2014.

Architects for the project are Steinberg Design Collaborative LLP and Ziegler Cooper Architects, while Moore Design Group of Dallas will provide the interior design. Martin Fein Interests affiliate Westchase Construction Ltd. is the general contractor for the development.

One of the apartment properties is Aria at Willowick Park, which will consist of 325 units averaging 826 square feet over a two-level parking garage. Amenities will include a clubroom, library and a sport and game lounge. The project also features a spa.

Olympia at Willowick Park will be a 189-unit structure, also over a two-story garage. It will feature one-, two- and three-bedroom units generally larger than the Aria, measuring an average of 1,460 square feet. Amenities will include a spa, business center, catering kitchen and an eighth-floor wine bar with panoramic views of Houston. Both apartment buildings will have concierge lobbies.

The Townhomes at Willowick Park is a 38-unit rental townhouse property. Its floor plans average 2,350 square feet.

Each of the properties will have a distinct design, and each will have its own price points and target demographics, with a fairly broad rental range in the three: $1,100 to more than $5,000 a month. All of the projects will have a Mediterranean design style and will over look the one-acre Willowick Park at the center of the development.
