The Beach Company Opens 325-Unit Urban Infill Project

Charleston-headquartered The Beach Company has celebrated the opening of The Boulevard, a mixed-use apartment and retail development in Mount Pleasant, S.C. Located at 725 Coleman Boulevard, the 325-unit community marks a major step in creating a vibrant downtown corridor in Mount Pleasant, South Carolina’s fourth largest municipality.
The Boulevard comprises three four-story buildings containing studio, one-, two- and three-bedroom apartments. Community amenities include a 3,200-square-foot state-of-the-art commercial fitness center, covered structured parking, courtyard saltwater pool complete with sundeck, grilling stations and outdoor fire pit, clubhouse complete with game area and big screen TVs, entertainment area featuring a BYOB bar and outdoor patio overlooking Coleman Boulevard. The Boulevard, a high density urban infill redevelopment project, also boasts a bevy of sustainable features such as on-site recycling, electric car charging station, and energy efficient lighting in hallways and storage areas. The project also preserved historic old growth trees located on its 5.95-acre site. Unit amenities include patios and Juliette balconies, island kitchens with granite countertops and stainless steel appliances. Rents range between $975 and $2,600. The community is pet-friendly.
The Boulevard also comprises 15,000 square feet of non-residential street-level space, 12,000 square feet of which is for-lease commercial space. The remaining 3,000 square feet is for the leasing and management offices, and various amenities.

Part of the Coleman Boulevard Revitalization plan, the community features several firsts for Mount Pleasant, such as the town’s first workforce housing and first parking deck, while also being a pedestrian friendly, highly walkable project, with dining, entertainment and retail options abounding in the area. The development is also the largest capital investment on Coleman Boulevard and represents one of the most visible and highly anticipated projects in the Charleston market.
South Carolina-based companies were heavily involved in the development of The Boulevard. They include Gulf Stream Construction of North Charleston, GDC Home, Robin Rogers Interiors and Blue Ion of Charleston. Others involved in bringing The Boulevard to life include US Bank, Terracon, Balfour Beatty Construction, JHP Architecture + Urban Design, DesignWorks. Greenville-based Seamon Whiteside+Associates worked with Parsons Brinckerhoff/PB Placemaking in developing conceptual plans for the revitalization of Coleman Boulevard, which included a revamp of the throughway to make it more pedestrian-oriented. Wider sidewalks, better crosswalks, bike lanes on both sides of the road, on-street parking and several pocket parks were among the features proposed.
According to the Mount Pleasant Patch, The Boulevard broke ground in early 2012 on the former site of a Family Dollar.
