The Avenue at South Orange Wins NJBA’s Rental Community of the Year

South Orange, N.J.--The Avenue at South Orange, a 79-residence luxury community, has been recognized for its high-end amenities, design touches and ideal location.

South Orange, N.J.–The Avenue at South Orange in South Orange, N.J., is 100 percent leased, but it’s not just the rental community that is keen on the property. The New Jersey Builder’s Association has named the luxury apartment community, which was developed by Sterling Properties last year, the 2011 Grand Award Winner for Community of the Year for a Rental Community Over $1,500.

The Island of Manhattan is less than 20 miles east of The Avenue, and given that the 79-residence building sits just across from a New Jersey Transit train station, New York is within easy reach. And, downtown South Orange’s trendy restaurants and shopping options amid the lively local arts scene are practically a stone’s throw away from the brick apartment structure at 11 Vose Ave.

Sterling had originally conceived the project as an upscale condominium development, and the property’s high-end amenities are reflective of that first incarnation. In addition to the well-appointed studio, one- two-and three-bedroom apartments, The Avenue offers a state-of-the-art fitness facility, a club room that can be described only as elegant, the convenience of underground parking, and such coveted offerings as private outdoor terraces and doorman services.

There are numerous reasons why The Avenue earned a “best in class” award from NJBA. Officials at Sterling have their ideas. “The appeal of The Avenue was the design, finishes and time devoted to making this the best in absolute luxury living,” Rosanne Brooks, Sterling’s director of sales and marketing, tells MHN. “The uniqueness of The Avenue at South Orange sets it apart from other rental communities in New Jersey. In addition to providing the region’s renters with a highly sought-after luxury option, the community has played an integral role in the overall revitalization of South Orange’s Central Business District.”

Given its rapid lease-up, the property’s appeal among area renters seeking deluxe accommodations is undeniable. Approximately 35 percent of the apartment project had been spoken for just four weeks after Sterling commenced the leasing program. “In addition to the outstanding location, The Avenue at South Orange is the only community in the area that provides renters with a level of finishes, features and amenities that are usually reserved for for-sale communities,” Brooks says.

NJBA’s acknowledgment of the popular apartment destination is icing on the cake for Sterling. “We are extremely honored to receive this prestigious award, which is a testament to the hard work, creativity and dedication of our talented staff that has demonstrated a commitment to making sure The Avenue is filled with happy renters.”
