SSJ Development Breaks Ground on Two Brooklyn Waterfront Developments

By Erika Schnitzer, Associate EditorNew York–SSJ Development LLC, a New York-based developer focused on waterfront living, has broken ground on two developments in Mill Basin and Sheepshead Bay in Brooklyn. Construction is expected to be complete in one year.“I’m not changing anything. I’m revitalizing and redeveloping the waterfront, which has been abandoned in these areas,” says Stephen S. Jemal, founder and president of SSJ Development LLC. “The development keeps to the fabric and synergistically harmonizes with the existing community.”In revitalizing and restoring decrepit waterfronts, SSJ Development LLC is dedicated to reestablishing community access to the water. The two Brooklyn developments are the first of several deals in which SSJ Development LLC is involved. An additional dozen waterfront mixed-use projects, all under the Riviera brand, are expected to break ground this summer.Located at 2433 Knapp St., the Riviera Suites at Sheepshead Bay will be comprised of 18 loft-style one- and two-bedroom units. Prices for the units, which will range from 1,100 to 2,000 sq. ft., will be $599,000 and up. The Riviera Estates at Mill Basin will include 10 single-family homes. They will cost $2 million and up and range from 3,000 to 3,700 sq. ft.Amenities at each community will include stainless steel kitchen appliances and granite countertops, large balconies, terraces, expansive windows facing the waterfront and 24-hour security. Private gated parking will be available at Riviera Suites.Both developments will be finished with green building materials, including reclaimed or certified hardwood, natural stone and glass tile. Additionally, each unit will be equipped with energy efficient systems.“It’s a kind of a lifestyle that you don’t normally associate with Brooklyn living,” says Jemal.The developments will make the shorelines more accessible to the community. They will feature promenades along the waterfront, refurbished docks, boat slips extending from the repaired bulkheads and communal pools overlooking the water. The revitalized waterfronts will provide residents, as well as the community at large, with indoor/outdoor lifestyles.
