SkyHouse Partners Debut Second Luxury Tower in Houston

Houston—The transformation of Houston’s central business district continues with the opening of SkyHouse Main, downtown Houston’s newest luxury tower. SkyHouse Main joins SkyHouse Houston in bringing more luxury options to the city in an effort to transform its CBD into a live-work-play neighborhood.

The project is a collaboration between Atlanta developers Novare Group, Batson-Cook Development Co. and Houston-based partner Peter Dienna of DNA Partners Ltd.

The first luxury tower, SkyHouse Houston, opened in summer 2014, and its 336 residences are currently leased up. The average unit size is 784 square feet and average monthly rent is $1,962, according to the latest Yardi Matrix data.

The 24-story SkyHouse Main broke ground in February 2015 and will have a grand opening ceremony on Oct. 20.

The tower is already seeing strong demand, with its first residents moving in. “We join Batson-Cook Development Co. and our local partner, Peter W. Dienna, in welcoming the first residents to SkyHouse Main,” said Jim Borders, president of Novare Group.

Located at 1725 Main St., SkyHouse Main offers 336 units with 7,200 square feet of street-level retail. The property is targeted toward “renter-by-choice professionals who want to live in urban centers close to public transportation, employment centers and cultural institutions,” the release stated.

The residences feature floor-to-ceiling glass, nine-foot ceiling heights, wood floors and balconies. Luxury amenities include a signature “SkyHouse” on the top floor with a club room, fitness center, pool and grilling area, as well as views of Houston.

The community is also within walking distance of more than 40 million square feet of office space, the Toyota Center, Minute Maid Park and BBVA Compass Stadium. Nearby transportation includes the Bell Station Metrorail stop, providing access to areas including the Texas Medical Center, the largest medical center in the world and an economic driver of the Houston MSA.

Sumitomo Mitsui Banking Corp. provided financing for the project, along with NGI Investments LLC and Batson-Cook Development Co. The community is being managed by Lincoln Property Co.

SkyHouse Main marks the 17th SkyHouse-branded apartment community in the U.S., with other communities located in Dallas, Houston, Denver, Nashville, Austin, Atlanta, Tampa, Orlando, Charlotte and Raleigh. Since the program’s inception in 2012, it has done more than $1.7 billion in new construction.
