Second Phase Planned for Sterling Parc at Middletown

Middletown, N.Y.—As further evidence that the demand for rental properties is broad as well as deep, Sterling Properties reports that the first phase (three buildings all together) of Sterling Parc at Middletown in Orange County, N.Y., has nearly leased all of its apartments. Currently only three units remain vacant.
The company says it plans to start work on a second phase of the property in January. A third phase will follow at a to-be-determined time, for a total of 192 units for the entire property when complete.
Rents start at about $1,300 per month at Sterling Parc. The community offers a clubhouse with clubroom, fitness center, billiards room and business center. As construction on the property progresses, Sterling will finalize a number of additional amenities, including an outdoor pool, patio with covered porches, a bike and walking path and a tot lot. Eventually there will also be on-site retail.
As part of the Poughkeepsie-Newburgh-Middletown MSA, the property is at some distance from New York City, but still close enough to attract renters who commute to the city. But growth in the area is also spurring demand for rental properties, according to Rosanne Brooks, Sterling’s director of sales and marketing.
For example, when completed last year, Middletown’s Orange Regional Medical Center was the first new hospital built in New York State in over 20 years. The single-site facility provides 353 private patient rooms and employs over 2,400 healthcare professionals, and happens to be fairly close to Sterling Parc at Middletown.
