San Jose's New Green Affordable Housing Community

San Jose, Calif.—A new affordable development has opened in San Jose, Calif. Orvieto Family Apartments, a development by Eden Housing and ROEM Corporation, recently opened its doors to renters.
Orvieto Family Apartments, which was designed by the KTGY Group Inc., includes 92 one-, two- and three-bedroom units, as well as 163 parking spaces in a one-level, semi-subterranean parking garage. Building amenities include a large courtyard, a “tot lot” with seating areas, a community room with a kitchen and a library, a computer center and a gym.
The building also features green elements and was constructed using sustainable building methods. Additionally, the community was partially financed by a grant from Cal/EPA Department of Toxic Substances Control.
“As stewards of the environment, ROEM Corporation’s goal is to continue to provide high-quality, affordable housing that integrates smarter design, development and construction through sustainable building methods and materials,” Jonathan Emami, vice president, ROEM Corporation, tells MHN. “When ROEM focuses on creating developments that are environmentally friendly, it not only benefits the community in which it resides, but also the health, safety and quality of life for our residents.”
Orvieto Family Apartments have units that are available to families with annual incomes that are at or below 50 percent of the local area median of $51,750.
The community was financed with 4 percent Low-Income Housing Tax credits and a tax-exempt bond from the Freddie Mac Credit Enhancement Program. Additional financial support for the $27.6 million project came from Citi Community Capital, AEGON USA Realty Advisors, JP Morgan Chase, Federal Home Loan Bank of San Francisco, the California Department of Toxic Substance Control and the City of San Jose.
