Oak Coast Properties is developing a new 53-unit upscale apartment community in the high barrier market of West Hollywood.

West Hollywood, Calif.—Oak Coast Properties is developing a new 53-unit upscale apartment community in West Hollywood, Calif., with construction set to begin in Fall 2014.

“It’s right in the heart of West Hollywood, which is a difficult market to penetrate, especially with new construction,” Matthew Heslin, Oak Coast Properties’ CEO and Co-founder, tells MHN. “It will be brand new, will be very highly amenitized with a rooftop deck with a swimming pool on top of it, a fitness center, yoga deck, club room and a full library on the ground floor.”

There will also be a deck, outdoor dining areas, outside bike stations and a pet washing station. According to Heslin, the idea is to make the apartments a full-service community for its residents. The views from the deck will feature a 360-degree panorama of the city including the Hollywood Hills, Century City and the downtown Los Angeles skyline.

“The consumer of today who can afford this product is very demanding and very discerning. They don’t want run of the mill amenities,” Heslin adds. “They are looking for something unique and are willing to pay for it. The consumer in West Hollywood is very affluent, very creative and looking for a lifestyle that serves their needs and desires and this project does that.”

The currently unnamed development will consist of 26 one-, 25 two- and two three-bedroom units. Each home will also feature a creative space or a potential home office.

In the past, Oak Coast has concentrated on urban infill rehab properties, but Heslin says the company has evolved to doing more design-build properties.

“There are new projects going up in West Hollywood and that’s a direct reflection of the affluence and demand of the area,” Heslin says. “West Hollywood is on fire right now. People want to live near where they work and play and that’s what’s driving these consumers.”

Additionally, the community will include 12 housing units for future residents of low to moderate income.

Located at 1250 N. Fairfax Ave., the community will be in close distance to multiple shopping, dining and entertainment options on Sunset Boulevard, Melrose Avenue, Santa Monica Boulevard and Robertson Boulevard, many within walking distance of the property.

R&A Design in Santa Monica will serve as the lead architect/designer on the project.

The average unit size will be 1,156 square feet.
