Williston, N.D.—North Gate Apartment Homes, a partnership between The Sterling Group and Braxton Development, has begun leasing homes from its on-site resident clubhouse in Williston, N.D.

North Gate is a 300-unit Class A apartment home community which consists of 13 buildings and feature five different one-, two-, and three-bedroom floor plans. The floor plans range in square footage from 685-1,305, with rents ranging from $2,150 to $3,850.

Located on 42nd Street East, just off of Highway 2, several rentals have already been secured, and first resident move-ins are planned for mid July.

The area is in a rapidly growing town thanks to the oil boom of the Bakken Shale Formation, which industry analysts project could yield 7.4 billion barrels of oil this year, and has people flocking to North Dakota from all over the country.

According to Kevin Semerad, regional vice president at Command Center and Bakken Staffing, many of the companies in the Bakken do not have the facilities to house temporary employees so developments like this are in high demand.

“Even with new construction, the vacancy rates in the oil towns are generally less than one percent, and sky-high rent prices reflect this supply and demand,” he tells MHN. “Workforce housing is also in limited supply and it’s not conducive for family-type living, so new developments are very popular and rent out quickly.”

North Gate is a pet-friendly community featuring a resident clubhouse, cyber café with Wi-Fi, fitness center with top-of-the-line equipment, an outdoor fire pit, grilling station and recycling center. Attached and detached garages are also offered, along with exterior storage areas and vehicle plug-ins.

Amenities include a full-size washer and dryer, fully equipped kitchen with Energy Star rated appliances, wood-grain flooring throughout and spacious, walk-in closets. There’s also a locker area located in each residential building so residents can store items with oil residue. Furnished apartment homes are also available.
