NorSouth Development to Develop $16.25M Seniors Community

NorSouth Development announced it is starting construction on a $16.25 million seniors community called HearthSide Sugarloaf in Gwinnett County, Ga., the fifth HearthSide community in the metro Atlanta area since 2010.

Gwinnett County, Ga.—NorSouth Development, an Atlanta-based developer, announced it is starting construction on a $16.25 million seniors community called HearthSide Sugarloaf in Gwinnett County, Ga., the fifth HearthSide community in the metro Atlanta area since 2010.

HearthSide Sugarloaf will include 110 one- and two-bedroom units. The apartments will feature open living design with entertainment bars and walk-in closets. Some units will also include balconies. Additionally, the community will have several sustainable features.

“HearthSide Sugarloaf is designed for EarthCraft Community certification by the Greater Atlanta Home Builders Association and Southface Energy Institute to recognize its sustainable and energy-efficient design and construction,” Brendann Barr, vice president of NorSouth Development, tells MHN. “When completed, the building will feature Energy Star appliances in all the units, indoor air quality improvements, a rainwater harvest system, LED outdoor lighting and more.”

The community will also feature amenities including a community room with a bistro, media room, fitness center, art studio, library, outdoor pavilion with grilling area and private gardens. Residents will also have the options to participate in classes, parties and other special events.

Location is also a key factor. HearthSide Sugarloaf is near Discover Mills, the Gwinnett Arena, Gwinnett Center and the Hudgens Center for the Arts, as well as shopping areas and restaurants.

Mostly, though HearthSide Sugarloaf is being designed to emphasize the “residents” in “senior residents.”

“What we’re offering our residents is a flexible rental housing option focused on providing a lifestyle that promotes physical activity, social enrichment and intellectual challenge,” Barr says. “By doing so, we feel strongly that we’re extending the quality of life for our residents. However, unlike many senior communities, we do not charge an entry fee, and our monthly rents are affordable.”

NorSouth Development plans to break ground on the community in late summer 2013, and the community is expected to be completed the following year.
