New TOD at Atlanta MARTA Station

Atlanta—Birmingham, Ala.-based Capstone Building Corp. has begun construction on an urban revitalization project in the Edgewood neighborhood on Atlanta’s east side. The $33 million, five-story multifamily project will feature 224 units, 232,218 square feet of residential space and a 103,044-square-foot concrete structured parking deck. Construction is slated for completion in January 2018.
The development represents the introductory phase in a transit-oriented plan to redevelop underutilized parking space at the Edgewood-Candler Park station on the Blue Line of the Metropolitan Atlanta Rapid Transit Authority (MARTA). When complete, the mixed-use development will feature residential, retail, restaurant and office space.
MARTA is leasing the land and permitting developers to participate in an initiative to revamp and promote use of the transportation system.
The Edgewood MARTA redevelopment’s multifamily component will be bordered on one side by CSX and MARTA railways and on two sides by active roads. “These boundaries limit our building space to two acres, which is a tighter site than seen on a typical multifamily project,” Chris Travis, Capstone Building Corp. COO, told MHN.
“To maximize the available acreage, our structure will take up as much of the site as possible. The size of the site was also a significant contributing factor in the decision to construct five stories of wood framed multifamily space on top of a two-story concrete parking deck. The tight building site will require us to work with the city of Atlanta to schedule street closings during construction.
“A tower crane will also be utilized throughout the build. This specific type of crane is not one that we often have to employ, but it will be extremely beneficial given the size restriction of the building site and the five-story height of our structure. We will be using fire-rated wood for the five stories of multifamily housing. This is outside the norm on multifamily housing, but necessary for this project.”
Capstone Building Corp.’s on-site positioning of experienced management, as well as its ability to work closely and effectively with the owner and architect leading the project, should help the company surmount any other construction challenges, he said.

Capstone Building Corp. was chosen for the project on the basis of its experience in the multifamily industry and its long-standing relationship with the developer.
Located at 1450 La Franc Street, the 37-year-old Edgewood-Candler Park MARTA station is within walking distance of the Edgewood retail district and a number of residential neighborhoods. The station is served by both the Blue and Green Lines.
