The First Hill Medical Pavilion is now operating at full occupancy following the recently announced completion of a major leasing agreement.

The First Hill Medical Pavilion is now operating at full occupancy, following the recently announced completion of a major leasing agreement. Joint venture partners Trammell Crow Co. and Washington Capital Management have inked a deal with Swedish Health Services that completes the tenant roster of the newly renovated medical office building.

The joint venture was represented by First Vice President Paul Carr, First Vice President Steve Perovich and Senior Associate Marcus Yamamoto with CBRE’s Seattle office. It is as of yet unclear which areas of the refurbished asset Swedish Health Services will occupy, although the entity has already moved its Organ Transplant and Liver Center to the Pavilion’s sixth floor.

First Hill Medical Pavilion occupies a full city block on Madison Street in the city’s First Hill submarket. The 225,000-square-foot Class A asset’s tenant roster also includes CellNetix and Theraclone. The new tenant will take more than 120,000 square feet.

Trammell Crow and Washington Capital worked with architectural firm Collins Woerman and general contractor Lease Crutcher Lewis to give the asset new building MEP infrastructure, landscaping and plaza improvements; renovate the two-story main lobby; and implement a six-story 60,000-square-foot expansion. The building also has a new 415-stall subterranean parking garage.
