New Glendale Property Leases Quickly

Glendale, Calif.—The demand for apartments is still brisk in Southern California, if the pace of leasing at the 310-unit Lex on Orange apartments in Glendale is any indication. The community at 321 N. Orange, which was developed by AMLI, opening at 50 percent leased, and now is nearing 60 percent, only a few weeks after completion.
The property includes two five-story buildings and counts as upscale, with studios, one- and two-bedroom rents ranging from $2,000 to $4,500. Common amenities at the no-smoking apartments include a resort-style swimming pool with nearby cabanas, outdoor fireplaces, a fitness center and a sky deck overlooking the city. A pedestrian bridge connects the two buildings.
The Lex on Orange’s design features a number of unique architectural elements that harmonize the community with its surroundings, according to TCA Architects, which did the design. Stoop units along Orange St. help active the sidewalk, as do the inclusion of live-work lofts at the street level.
The property also features on-site electric vehicle charging stations, NEST thermostats and water efficient landscaping, all elements in its sustainability programming, which was designed and built for LEED Silver certification. The Lex is located in Downtown Glendale’s Historical core and is within walking distance from various sites, such as the historical Alex Theater, Americana at Brand, the Glendale Galleria, and the city’s financial district. It has a Walk Score of 91 out of 100 (“Walker’s Paradise”).
Several other new multifamily development projects are within a few blocks of Lex on Orange. One is the six-story, 80-unit Legendary Tower at 300 N. Central Ave., and another is a 94-unit mixed-used development at 319 N. Central Ave.
