Net-Zero Energy Homes Coming to Northern Liberties

Philadelphia is one step closer to becoming the nation’s greenest city. Maryland-based Nexus EnergyHomes teamed up with Philadelphia officials and private investors to create the city’s first net-zero energy housing development in the Northern Liberties community, on the site of a former fish wholesale market.
Dubbed Foundry Court, the development will include five ultra-energy-efficient townhomes designed by Northern Liberties-based FUSA Design to meet the requirements of the Emerald Certification, the highest National Green Building Standard certification awarded by the National Association of Home Builders (NAHB).
According to Mother Nature Network (MNN), the five homes will feature green roofs equipped with photovoltaic panels, rooftop gardening options, geothermal heating/cooling, superior indoor air-quality (IAQ) systems to reduce allergies and respiratory issues, EnergyStar-rated appliances and storm water recycling systems. At 2800+ square feet of space, each home will be capable of generating the same amount of energy as they use, which would save the future homeowners some thousands of dollars per year in utility bills. The homes will cost approximately five percent more to build than a conventional house, but a federal tax credit of 20 to 30 percent of the sale price—estimated at around $700,000—will lower the acquisition costs.
Work has already begun on clearing the site for development; a ground breaking ceremony has been scheduled for late August. Meanwhile the Foundry Court project is waiting for approval from the City Zoning Authority.
