Mixed-Use Project Breathes New Life into Dormant Berkley Riverfront Park

Kansas City— Port KC, formerly known as the Port Authority of Kansas City, has leased a five-acre site along the Missouri River to Indianapolis-based Flaherty & Collins. Cushman & Wakefield’s Gib Kerr and Jeffrey Bentz represented Port KC in the transaction.
“We still have 40 acres remaining at Berkley Riverfront, which is a master-planned development approved for over 5 million square feet of mixed-use development,” said Gib Kerr in prepared remarks. “This is just the beginning of what we believe will be one of the most significant riverfront developments in the United States.”
The lease agreement paves the way for the first vertical construction developed in this area in about 100 years. Flaherty & Collins is set to build a $72 million mixed-use community that aims to support and activate the growing Riverfront area.
Located at 1298 E. Riverfront Rd. just blocks north of Downtown Kansas City, The Union at Berkley Riverfront Park will consist of 410 market-rate apartments, 12,400 square feet of ground-level retail space, as well as a secure, 400-stall parking garage. The development team, which also includes MW Builders as contractor, is set to complete the project by summer 2018.
Apartments at The Union will feature LED lighting, oversized energy-efficient windows, full-size ENERGY STAR-rated washer and dryers and recessed/decorative patios or balconies.
Common amenities will include a 1,400-square-foot fitness center and yoga studio, 1,600 square feet of private and elevated dog park and 20,000 square feet of outdoor courtyard space.
The five-acre lease is part of a large-scale master plan initiated by Port KC to create a premium “urban village” that will feature office buildings, residential and retail spaces complete with amenities.
