Meet NMS @ LaCienega, the MHN Excellence Gold in ‘Mid-Rise’

Los Angeles—A Gold winner in the MHN 2015 Excellence Awards Mid-Rise Category, NMS @ La Cienega is a five-story, 125-unit luxury-living residential building along a major transit corridor in Los Angeles developed by NMS Properties Inc. The design of the 198,659-square-foot building, by Killefer Flammang Architects, changes in scale and style in response to the contextual influences of its commercial and residential surroundings. The facades along La Cienega and Westmount have clean, contemporary lines reinforced by simple, bold massing.

The community exhibits a bold exterior emphasized by three-story horizontal walls that float above the ground floor. The walls stop short of the corners to expose balconies with decorative metal rails and reveal full-height glazing at the corners. The building is stepped-back at the fifth floor, and a 50-foot setback on the north side serves as a buffer between this development and neighboring housing. The mass is further broken down by the introduction of a large, two-tiered courtyard that extends deep into the building, and a walkway at the rear of the project features a landscaped buffer zone, seating areas and access to two private rooftop terrace patios. The terraces provide views of the city and the surrounding neighborhoods of Beverly Hills and West Hollywood.

Among the 50 different floor plans are one- and two-bedroom residences with expansive windows and balconies that adjoin all apartments. Interiors include quartz countertops, European cabinetry and stainless-steel appliances. Ground-floor residences feature 11-foot ceilings and large multi-pane sliding glass doors that open to private patios overlooking walkways flanked by trees and colorful plantings. Residents enjoy a deluxe fitness center, comfortable community lounge, billiards room, and theater.
