Meet Arlington 360 the MHN Excellence Silver in ‘Affordable’

Arlington, Mass.— A Silver winner in the MHN 2015 Excellence Awards Affordable Category, Arlington 360 represents the culmination of more than a decade of efforts to successfully redevelop a long-defunct multi-acre site. The development by Jefferson Apartment Group and Upton + Partners transformed the defunct Symmes Hospital campus into a new, bustling market-rate multifamily community. While the land’s steep grade and strict conservation requirements presented challenges, they allowed for some of the project’s biggest assets: 11 acres of green space and views of the Boston skyline.

To make the most of the site, The Architectural Team Inc. placed two four-story apartment buildings near the site’s center and two- and three-story townhouses along the perimeter. The arrangement maximizes views and daylight for all 164 units. Twenty-six of the apartments are affordable, with 17 reserved for households earning at or below 80 percent of area median income (AMI) and nine for those earning below 120 percent of AMI. Apartments range in size from studios to three-bedrooms, and townhomes are available in two- or three-bedroom floor plans.

Given its urban neighborhood vibe, energetic town center, access to the Arlington bike path, and its proximity to downtown Boston, the 337,341-square-foot community experienced quick market absorption with a lease up of 85 percent in just five months. From its central green and interpretive public parks that recount the history of the site, the 18-acre community emanates a feeling of accessibility, familiarity and classic American urbanism.

The design is intended to attract young families and Baby Boomers with spacious units and abundant amenities including an outdoor pool, fitness center, cyber café and community room. The site emphasizes outdoor recreational space with two parks, walking trails, a playground and a community garden. To further honor the former hospital, historic markers made from salvaged wall slabs and a series of panels depicting the facility’s history are displayed in the community parks.

Arlington 360 combines the latest in contemporary family-centric design, with a highly desirable and central location approximately half a mile from downtown Arlington, five miles west of Cambridge and nine miles north of the City of Boston.
