Major Facelift Afoot at USF-Area Mall

A major redevelopment project will soon transform the mall near University of South Florida. The upcoming series of changes and renovations at University Mall should kick off as soon as the first quarter of next year, according to an official announcement by CBRE. Owner RD Management, LLC hired S9 as the architect in charge of the multi-phase renovation. S9 is an affiliate of New York-based Perkins Eastman Architects.

The makeover will include the demolition of an existing common area in order to free up space for a new lifestyle addition, as well as the addition of several open-air seating areas and other outdoor improvements. The first phase, however, will only affect the mall’s western wing for the most part, transforming approximately 246,500 square feet of retail space. Three new anchor stores and two freestanding restaurants will be added during this stage.

University Mall is currently occupied by north of 120 tenants including Macys, Sears, Burlington Coat Factory and Dillard’s. Studio Movie Grill, a dine-in movie theater, was the first major tenant to join the list after the current owner acquired the retail complex in 2014. Prior to the acquisition, the property underwent an $11 million interior and exterior renovation in 2008.
