Long Island City's L Haus Surpasses 80-Percent Sold

New York—The L Haus condominium, developed by the Stahl Organization in Long Island City, has recently reached the 85-percent sold sales plateau thanks to the efforts of Modern Spaces, the Long Island City brokerage company named the exclusive sales and marketing agent in early 2012.
“Our sales continue to be strong and we expect the momentum to continue,” Eric Benaim, Modern Spaces’ CEO and president, tells MHN. “The property is amenity rich with over 15,000 square feet of amenities in the building.”
Designed by Cetra/Ruddy, L Haus consists of 122 one-, two- and three-bedroom homes ranging in size from 675 to 1,800 square feet. It also houses a Penthouse and Duplex Collection of simplex and duplex residences up to 1,800 square feet.
“Those consist of spacious layouts with high ceilings, gourmet kitchens, large bedrooms, oversized windows and white oak flooring,” Benaim says. “They also have outdoor spaces with huge balconies and terraces.”
The two-bedroom duplexes offer layouts with certain areas that can be converted into a home office or children’s playroom.
Currently, just eight of the condo’s 14 expansive penthouse and duplex residences remain available, with a majority of buyers already closed and moved into the building.
Two-bedrooms start at $825,000, two-bedrooms with home office start at $930,000 and three-bedrooms start at $1,450,000. Penthouses and duplexes start at $1,020,000. The one-bedroom units are sold out.
“Buyers are attracted to L Haus for many reasons including the spacious, flexible layouts of the duplexes, the numerous outdoor amenities and the close proximity to Midtown,” Benaim says. “It’s just a block away from the subway and is a hot property for us right now.”
L haus also offers its residents a 10,000-square-foot landscaped yard, which includes a rolling lawn with a children’s playground, chaise lounges, tables, a built-in grill, a wet bar, stone path and a water feature. Also included for all is a lounge, which residents can reserve for parties, as well as a fitness center, yoga room and screening room.
Additionally, the condo features a roof terrace with private cabanas overlooking the Manhattan and Brooklyn skyline available for its owners.
“There’s a lot to like about Long Island City and this is a transportation-rich area,” Benaim says. “L Haus is located in a vibrant neighborhood across from restaurants, cafes and a park. It’s also close by the waterfront and museums.”
