Lend Lease Project in Singapore Nabs Bronze at MIPIM Asia

Hong Kong—Jem, a 1,162,500-square-foot mixed-use development by Lend Lease in Singapore, has once again received accolades at the MIPIM Asia Awards, nabbing this year’s Bronze in the Best Mixed Use Development category, after taking home Gold in the Best Innovative Green Building category at the 2012 MIPIM Asia Awards.
Located on Jurong Gateway Road, Jem is the first development site of Jurong Gateway, the largest suburban commercial center in Singapore, currently under development. Jem is also expected be the catalyst for the creation of a new town center in the Jurong East precinct. The development comprises office space, set to open in late 2013 and a retail component, which opened to customers in June 2013. Jem’s retail component, a lifestyle hub, makes up 818,000 square feet of the development’s total surface. Its 241 tenants are spread across six stories and provide mid to mid-plus shopping and entertainment. Major retailers include Robinsons, Cathay Cineplexes, H&M and Marks & Spencer, as well as some of which are first-timers in West Singapore, such as Sephora, Victoria’s Secret and MANGO. Jem’s office component, a tower rising above the six-level mall is expected to open by the end of 2013. It is fully leased by the Ministry of National Development, the Agri-Food & Veterinary Authority and the Building and Construction Authority under a 30-year contract. Jem has proved to be a job-creation engine with its retail component alone generating 2,000 new jobs, including both full- and part-time employment opportunities.
Jem is expected to become a benchmark for sustainable office and mixed-use developments in Singapore. It is the first mixed-use development to receive the Building and Construction Authority (BCA) Green Mark Platinum Version 4 award, the highest standard for sustainability in Singapore, while also being a recipient of the Best Innovative Green Building Gold at MIPIM Asia 2012. Green features include a design that maximizes the use of natural light, a high efficiency, chilled water-based air conditioning system, use of sustainable materials in the building and during construction. Its water-efficient and energy efficient appliances and fixtures annually save 100 Olympic-sized swimming pools of water and offset the energy consumption of 2,400 Singapore public housing apartments. Jem is also directly connected to the Jurong East Bus Interchange and the Jurong East Mass Rapid Transit station, receiving both north-south and east-west train lines. Pedestrian connectivity has also been established at the location, which will offer ample open space, due to the site’s green mandate.
The development is also a winner of the Universal Design Mark GoldPLUS Design Award at the Singapore BCA Awards 2013, which honors projects promote inclusive living for all, regardless of age or abilities.
Jem is owned by y Lend Lease Jem Partners Fund and Asia Retail Investment Fund, both managed by Lend Lease, who is also the end-to-end property solutions provider for the project, participating in the full value chain including investment manager, asset and property manager, builder and developer.
Jurong Gateway is set to be the largest suburban commercial center in Singapore and is a component of the Singapore Government’s national growth strategy and master plan. Set to develop over the course of 15 years, upon completion, it will cover 70 hectares, featuring over 5,380,000 square feet of office space, over 2,690,000 square feet of retail space, 2,800 hotel rooms, 1,000 residences, a 700-bed general hospital, a 200-bed community hospital and the relocated Singapore Science Center. The project is set to be rich in green features.
