KTGY-Designed Elysian at The District Under Construction in Nevada

Irvine, Calif.—The Elysian at The District apartment community in Henderson, Nev., is under construction. Designed by award-winning national firm KTGY Group Inc., Architecture + Planning, the luxurious 33 building, 360-unit, 18.95-acre project is being developed by The Calida Group of Las Vegas.
Elysian at The District is comprised of townhomes and flats that range in size from 740 to 1,860 square feet. Floor plans included in the community are studios, one-bedroom, one-bedroom-plus-den, two-bedroom, two-bedroom-plus-den and three-bedroom units, with third-floor premium units with mezzanine levels and roof decks.
The community anchors The District at Green Valley Ranch, putting residents close to one of the most dynamic shopping, restaurant and nightlife districts in Las Vegas.
“As the economy has begun to rebound, the housing market has seen a large number of people who rent by choice,” KTGY associate principal Bill Ramsey tells MHN. “These people can afford to buy, but prefer to rent for many different reasons [such as] more flexibility, or protection from another housing crisis. However, when they look for a place to rent, they want something nicer than the typical apartment. Not only must the units feel more refined, it is also important that the community as a whole be rich with amenities. These complexes need to have large clubhouses, resort-style pools, plus fitness and spa buildings that have historically only been provided in for-sale condominium communities.”
Both townhome-style units and stacked flats appeal to upscale tastes, Ramsey says. The 50 townhome-style units, which feature two stories and attached garages, range in size between 1,220 and 1,860 square feet.
“Townhome-style units are not typically found in rental communities, but we wanted to create the feel of a rowhouse,” Ramsey says.
Like the townhome-style units, the amenities offered by Elysian at The District are not likely to be found at other rental properties. An example is an indoor cabana room residents can reserve for a party or other special occasion. Other amenities include three large community buildings, multiple pools and spas, a state-of-the-art fitness center and outdoor lounge areas.
The homes feature 9- to 18-foot-high ceilings, numerous oversized windows and private balconies, patios or porches, many offering great views of the Las Vegas Strip and mountains.
Other features and finishes include large bedrooms, private garages, upgraded quartz countertops and backsplash, Energy Star stainless steel appliances including in-suite washer and dryer, water-saving fixtures, spacious walk-in closets, premium fixtures and lighting, sustainable flooring and custom cabinetry.
“The design concept for Elysian at The District is modern luxury,” Ramsey says. The buildings are spread over 19 acres and create the community’s “own walkable neighborhood that is connected via pedestrian paths,” he adds.
Eric Cohen, co-founder of The Calida Group, says Elysian at The District is the first truly lifestyle-oriented luxury rental project in southern Nevada. The Calida Group expects that the 122-unit first phase to be complete by late January of next year. Pre-leasing will commence in October.
“This new community will be the first of its kind in Henderson, and represents an emerging trend in for-rent housing,” Ramsey says. “Elysian at The District’s unique amenities package adds to KTGY’s dynamic, trend-targeted design.”
